The city of Bilzen had a well-situated site of just over 0.5 ha in its portfolio, which from a urban development point of view appeared to be extremely suitable for a residential development project. Quantifying this in number of m² to be developed and a possible sales revenue for the future buyer/developer is very important.

By analysing the situation from the perspective of the potential buyer you gain insight into his revenue model and what he/she would want to put on the table as a purchase price for the land/building. Depending on this outcome, the sales strategy was then determined keeping the city's relief in mind. This led to a comprehensive sales agreement where competition was played to the maximum with an efficient sales process, yields were maximized and risks to the city were minimized.
